Leaving comps out for an appraiser isn’t about “influencing” anything, and honestly, no one can influence an appraiser anyway. They’re an independent third party hired by an Appraisal Management Company, and their job is to stay neutral.
What you can do is make their work easier by sharing helpful info like recent repairs, upgrades, or comps that genuinely reflect the home’s market.
Most appraisers appreciate anything that saves them time and gives them clearer context. It’s less about persuasion and more about good communication that helps them see the full picture of the property.
