If your previous realtor put your home on the MLS and then disappeared, you’re definitely not alone. It happens more often than people think, and it’s incredibly frustrating — especially when you’re counting on them to guide you through one of the biggest financial moves of your life. Here’s what you can do to get things back on track.

Start by reviewing your listing agreement

This is the boring part, but it’s important. Your contract spells out:

  • How long you’re committed to that agent
  • What obligations they have
  • What your options are if they fail to perform

Most listing agreements run for a set term (often 90–180 days). If you’re still within that window, you’ll need to follow the steps in the contract to request termination.

Contact the broker — not the agent

Every agent works under a supervising broker. If your agent has gone MIA, the broker is the person responsible for stepping in. Tell them what’s going on, ask for the listing to be reassigned, or request a formal cancellation. Brokers take these situations seriously because it affects their reputation and liability.

Document everything

Save emails, texts, missed calls, and any attempts you’ve made to reach the agent. This helps if there’s any dispute about whether they fulfilled their duties.

Request a release from the listing

If the agent isn’t performing, most brokers will release you from the contract. A simple “Mutual Release” form ends the agreement and removes your home from the MLS. Once that’s done, you’re free to hire someone who will actually show up for you.

Interview new agents before relisting

This time around, ask pointed questions:

  • How often will you communicate with me
  • What’s your marketing plan
  • Who covers for you if you’re unavailable
  • How do you handle listings that need extra attention

A good agent won’t disappear — they’ll have systems, support, and accountability.

Don’t feel guilty about moving on

You’re not “being difficult.” You’re protecting your home sale. If an agent disappears after listing your property, that’s a major red flag. You deserve someone who treats your home like a priority, not an afterthought.
